Notice of defaults, Trustee sales increasing, Trustee sales postponements decreasing…

I have a hold on the Reno Sparks market for investors until after 11/15/09 and even then it will be best to wait until winter.  Primary home buyers proceed with caution but don’t let the tail wag the dog to get the 8,500. tax credit and pay too much in a bidding war.  There is too much bait and switch pricing on Reno Nv. Nevada bank owned/Reno Nv. Nevada foreclosures which is resulting in multiple offers and sometimes overpaying.  If you don’t need to buy, stand back and watch and wait until the snow flies but not until it melts.  For those who missed out on the 30% returns on Reno bank owned homes/ Reno foreclosures and didn’t buy when I issued a buy signal last spring, don’t get crazy on me now, you just may have a 30% loss as I am calling for a retest of the lows between the end of this year and the end of the 1st quarter of 2010.

More sales are going through on the courthouse steps now as the Obamatorium head fake is now resulting in the foreclosures being released according to my man on the courthouse steps.  Notice of defaults made a slight uptick the start of this quarter as well.
